Mahayana enjoys a premium location on the beach in the boutique hotel area of Tulum, Mexico. We offer boutique-style homes for couples, families, and groups of friends. Our casas vary in size from a cute treehouse for couples, to a 4-bedroom home that sleeps up to 10 guests, and a 3BR with a private swimming pool. With only 5 rentals on the property, Mahayana offers an exclusive magical experience. Spend the day relaxing and enjoying the beautiful turquoise sea, the seaside pool, or the nearby cafes, restaurants, and boutiques that make Tulum so special.
All our houses are comfortably furnished and feature fully equipped kitchens. All bedrooms and living areas have A/C. Purified drinking water is provided and replenished daily and luxurious toiletries made with sacred Mayan honey are supplied. Our friendly staff is onsite to welcome you and assist you during your stay. Your stay includes daily cleaning, concierge, grounds team, and security. A guest-only taco and breakfast stand provides food and drinks a la carte so you can relax on the beach or in your villa with food and drinks. Professional chef services, airport transfers, and massages are available upon request.
Casa de las Palmas
This beautiful home is designed with natural elements and artistic touches that reflect the lovely laid-back vibe and feel of Tulum. The main living area opens up to the soft white sand at your doorstep and a gorgeous pathway to the beach with a seaside pool, shade palapas, day beds, and beach loungers. Gather on the rooftop for stunning sunsets over the jungle, unparalleled views of the turquoise Caribbean Sea, or to gaze at the starry night skies.

Casa Mandala
Set back slightly from the sea amidst the tropical gardens and palm trees of our seaside property, Casa Mandala enjoys unrestricted access to the beach with a private shade structure and loungers. The top floor is an expansive master suite with a traditional vaulted palapa roof perched in the canopy of the trees. The second floor has 2 bedrooms, each with a private entrance. One room has a queen bed and the other a queen bed plus a single. The main floor is an open concept with a living room, dining table, and kitchen. A wall of glass doors opens to the wooden lanai with stylish outdoor furniture and the private swimming pool.
Please note this villa experiences some urban sounds due to the central location.

Enjoy the pristine splendor of the white sand beach and the turquoise Caribbean Sea at your doorstep. Loungers and a daybed are reserved for your personal use on the beach.

Nestled into natural greenery for privacy, this vacation home offers 650 square feet of space, a vaulted palapa roof, curved walls, exposed post and beam materials, and artistic accents that give it a lofty and generous feel. The bright interior space is designed to capture the natural beauty of the turquoise sea and beach, which you can enjoy from your bed and living area. The living space is open and offers a seating area and a small kitchen. There is a table for two and a comfortable seating area with cushions and a low table. Open the wall of glass doors to let in the sea breeze and give you a wonderful connection to the outdoors. There is an intimate patio protected by greenery.

Eclectic Treehouse
Carefully crafted with natural materials amidst a canopy of tropical palms, our Treehouse is a nature lover's paradise and offers a humble way to connect with the beach and the sea. This cozy home has irresistible romantic charm and everything you need to be comfortable. While the treehouse is built for free-spirited and adventurous guests, you will still enjoy full access to Mahayana's private beachfront, seaside pool, daily housekeeping, and guest services.
Please note the Treehouse embraces the sounds of the community that surrounds us. The walls are built with slender tree trunks that have become a trademark of local architecture. Sounds from the street and music from nearby restaurants are heard in the house. Music can go late and street sounds can start early. Must not be sound sensitive.
